Kovan Melody vs Kovan Residences vs Stars of Kovan: Which District 19 Condo Offers the Best Investment Value in 2026?
A Comprehensive Property Investment Analysis of Resale Prices, Rental Yields, Capital Growth, Leasehold Risks and Future Exit Potential
Market Reference: October 2026
Location: Kovan, District 19, Singapore
Property Segment: 99-Year Leasehold Private Residential Properties
CORE QUESTION: Which development offers the strongest combination of entry value, future appreciation, rental income and resale liquidity?
This report combines the supplied research brief with publicly available transaction and rental data. Figures vary across reporting platforms because of different transaction windows, sample sizes and calculation methods. Projections and investment scores are analytical estimates, not guarantees of future performance.
EXECUTIVE SUMMARY: THREE DEVELOPMENTS, THREE INVESTMENT STRATEGIES
Kovan is an established private residential enclave in District 19, supported by Kovan MRT station on the North-East Line, Heartland Mall, neighbourhood food centres and a mature residential catchment.
However, buying a condominium in the same neighbourhood does not mean buying the same investment proposition.
Kovan Melody, Kovan Residences and Stars of Kovan differ in age, unit sizes, price quantum, rental demand, tenure remaining and future resale positioning.
Recent resale data suggests that their headline PSF prices are closer than some earlier reports indicate, but each development attracts a different type of buyer.
- KOVAN MELODY: SPACE AND FAMILY LIVEABILITY
Indicative recent median: S$1,809–S$1,823 PSF.
Kovan Melody is the value-and-space proposition. Its larger layouts can appeal to families who prioritise usable floor area, while its lower PSF does not automatically mean every unit is cheap.
- KOVAN RESIDENCES: MRT ACCESS AND FAMILY-SIZED LAYOUTS
Indicative recent median: S$1,872 PSF.
Kovan Residences is the balanced family asset. Its very short walk to Kovan MRT, range of larger layouts and established resale market support its appeal, although the entry price must be justified by the specific unit.
- STARS OF KOVAN: MODERNITY AND RENTAL EFFICIENCY
Indicative recent median: S$1,934–S$1,945 PSF.
Stars of Kovan is the compact-unit and income-oriented proposition. It is newer and integrates retail with residential living, but investors must assess the mixed-use environment and the premium paid for smaller units.
My initial verdict:
Kovan Melody is the first development I would investigate for a space-conscious family buyer.
Kovan Residences deserves attention from buyers prioritising MRT convenience and larger family layouts.
Stars of Kovan is the more natural starting point for investors seeking smaller units and potentially stronger rental yield, subject to unit-level cash-flow analysis.
The winner changes with the buyer’s objective.
1. PROJECT OVERVIEW: UNDERSTANDING THE DIFFERENCES
1.1 Core Project Specifications
KOVAN MELODY
- District: 19
- Tenure: 99-year leasehold
- Lease commencement: 2004
- TOP: 2006
- Residential units: 778
- Main positioning: Large-format family living
KOVAN RESIDENCES
- District: 19
- Tenure: 99-year leasehold
- Lease commencement: 2007
- TOP: 2011
- Residential units: 521
- Main positioning: MRT-accessible family living
STARS OF KOVAN
- District: 19
- Tenure: 99-year leasehold
- Lease commencement: 2015
- TOP: 2019/2020
- Residential units: 390 apartments
- Additional residential units: 5 strata terrace houses
- Commercial component: 46 strata retail units
- Main positioning: Newer mixed-use, compact-unit living
Project information should be verified against the relevant developer and official property records before a purchase decision.
A terminology clarification is important. Stars of Kovan contains 390 condominium apartments, five strata terrace houses and 46 commercial shops. The five strata houses are residential properties, but they should not be mixed into apartment resale and rental calculations without separate evidence.
1.2 The Evolution of Kovan’s Residential Product
These three developments illustrate a shift in condominium design and price positioning.
Kovan Melody, completed in 2006, reflects an older generation of family-oriented condominiums. Larger bedrooms, separate living and family areas, utility spaces and wet/dry kitchen configurations can be valuable to households that need more than an efficient open-plan layout.
Kovan Residences, completed in 2011, provides a bridge between traditional family-sized apartments and newer suburban condominium design. It offers a variety of larger layouts, including unusually expansive units and penthouses, alongside strong MRT proximity.
Stars of Kovan, completed around 2019/2020, represents a more contemporary mixed-use approach. Its smaller apartments are designed around lower entry quantum, efficient space and access to shops at the development.
This distinction matters because PSF measures the price of space, not the amount of space a household receives for its money.
A newer development can command a higher PSF but offer less absolute space. An older development can have a lower PSF but still be expensive if its total quantum is beyond the intended buyer’s budget.
2. LATEST RESALE MARKET: WHAT ARE BUYERS PAYING NOW?
2.1 Recent 12-Month Transaction Benchmarks
Kovan Melody:
- Indicative recent median PSF: S$1,809–S$1,823
- Indicative median transaction quantum: Around S$2.32 million
Kovan Residences:
- Indicative recent median PSF: S$1,872
- Indicative median transaction quantum: Around S$2.55 million
Stars of Kovan:
- Indicative recent median PSF: S$1,934–S$1,945
- Indicative median transaction quantum: Around S$1.43 million
These are not perfectly matched measurements. The reported medians cover different periods and sets of transacted units. They should be used as indicative project benchmarks, not as a claim that the developments have identical market conditions.
2.2 Selected Recent Transactions
KOVAN MELODY
- September 2026: 1,227 sq ft, S$2.32 million, approximately S$1,891 PSF.
- August 2026: 1,292 sq ft, S$2.515 million, approximately S$1,947 PSF.
- July 2026: 1,410 sq ft, S$2.85 million, approximately S$2,021 PSF.
- May 2026: 904 sq ft, S$1.528 million, approximately S$1,690 PSF.
The spread demonstrates why a development-wide average is not enough. A larger or higher-floor unit can achieve a much higher quantum, while a smaller or lower-floor unit can transact at a lower PSF.
KOVAN RESIDENCES
- September 2026: 1,765 sq ft, S$3.25 million, approximately S$1,841 PSF.
- August 2026: 1,442 sq ft, S$2.70 million, approximately S$1,872 PSF.
- June 2026: 1,259 sq ft, S$2.523 million, approximately S$2,003 PSF.
- April 2026: 1,259 sq ft, S$2.545 million, approximately S$2,021 PSF.
STARS OF KOVAN
- October 2026: 743 sq ft, S$1.42 million, approximately S$1,912 PSF.
- September 2026: 732 sq ft, S$1.46 million, approximately S$1,995 PSF.
- September 2026: 517 sq ft, S$867,000, approximately S$1,678 PSF.
- July 2026: 732 sq ft, S$1.485 million, approximately S$2,029 PSF.
The S$867,000 sale should not be treated as a typical price for all one-bedroom units. Unit size, floor, facing, condition and individual circumstances matter.
2.3 What the Latest Numbers Tell Us
Three observations stand out.
First, Kovan Melody has the lowest headline median PSF, but its larger units can produce a higher absolute purchase price than a compact unit at Stars of Kovan.
Second, Kovan Residences sits between the other two on the headline PSF comparison. Its MRT proximity and large layouts may justify some premium, but the premium must be assessed against comparable units rather than the project name alone.
Third, Stars of Kovan trades at a higher PSF, partly because its unit mix is much more compact. A higher PSF does not automatically mean that buyers are paying more total dollars for the same type of property.
Investment takeaway: Compare like with like. A 506 sq ft apartment, a 743 sq ft apartment and a 1,410 sq ft family unit should not be ranked solely by their headline PSF.
3. FIVE-YEAR GROWTH ANALYSIS: WHICH PROJECT HAS APPRECIATED THE MOST?
The supplied research states five-year capital growth of approximately 46% for Kovan Melody, 61% for Kovan Residences and 17% for Stars of Kovan.
These figures may reflect a particular trend model or selected comparison points. They should not be presented as directly comparable returns without matching the start date, end date, unit mix and calculation methodology.
3.1 Recent Annual Price Indicators
For Kovan Melody, HomeQuant’s recorded resale data shows the median PSF moving from approximately S$1,755 in 2025 to S$1,839 for transactions recorded so far in 2026 through August. This is an increase of about 4.8% between the two annual transaction medians, but the unit mix differs.
For Kovan Residences, SchLah’s yearly median PSF series shows approximately:
- 2022: S$1,473
- 2023: S$1,560
- 2024: S$1,731
- 2025: S$1,838
- 2026: S$1,872
The 2026 figure is based on a partial-year sample.
For Stars of Kovan, OpenProperty reports a 12-month median of approximately S$1,934 PSF through September 2026, up around 0.4% year on year.
3.2 How I Interpret the Growth Evidence
Kovan Melody: Higher recent transaction medians than 2025, with variation by unit type. This may indicate catch-up and continued demand for large family layouts, but not every unit benefits equally.
Kovan Residences: Strong increases in annual transaction medians since 2022. This suggests strong recent price momentum, although annual medians are not a matched-unit return index.
Stars of Kovan: Recent median PSF broadly stable year on year. This suggests more mature pricing after earlier launch and resale appreciation, with unit-specific opportunities still possible.
A crucial distinction: The change in a project’s annual median PSF is not the same as the return earned by an individual owner. If more small apartments sell in one period, the median PSF may rise even without an equivalent increase in the value of every apartment.
The same issue applies to price-per-square-foot comparisons between projects with very different unit mixes.
For a rigorous investment decision, compare same-sized, similar-floor, similar-facing units over matched periods, then calculate the actual gross and net return for each candidate.
4. RENTAL YIELD: WHICH DEVELOPMENT PRODUCES THE BEST INCOME?
Rental yield is a major point of differentiation between these three developments.
The supplied research positions Stars of Kovan as the strongest yield asset, Kovan Melody as a stable family rental asset and Kovan Residences as a mixed capital-growth and rental proposition.
Recent rental data broadly supports that direction, although the exact yield varies by unit type and source methodology.
4.1 Indicative Rental Benchmarks
KOVAN MELODY
- Recent median monthly rent: Around S$5,000
- Median rent PSF per month: Around S$4.18–S$4.21
- Indicative gross yield: Around 2.8%
KOVAN RESIDENCES
- Recent median monthly rent: Around S$5,500
- Median rent PSF per month: Around S$4.40
- Indicative gross yield: Around 2.8%
STARS OF KOVAN
- Rent varies substantially by unit type.
- Recent rent PSF per month: Around S$5.20–S$5.40 in quarterly data.
- Indicative blended gross yield proxy: Roughly 3.2%–3.5%, with higher potential for compact units.
These yields are indicative gross figures before property tax, maintenance, repairs, vacancy, leasing fees and financing costs. The exact annual yield depends on the purchase price and rental profile of the specific apartment.
4.2 Kovan Melody: Family-Sized Rental Demand
Recent rental data for Kovan Melody shows a median monthly rent around S$5,000.
Reported median rents by bedroom category are approximately:
- Two-bedroom: S$4,100 per month.
- Three-bedroom: S$5,175 per month.
- Four-bedroom: S$6,200 per month, based on a smaller sample.
The project is suited to tenants who value larger bedrooms, family living space and practical layouts. The challenge is that larger units require a higher total rent, which narrows the tenant pool compared with a compact one-bedroom apartment.
For a landlord, the question is whether the additional rent adequately compensates for the larger capital invested.
4.3 Kovan Residences: Larger Layouts Can Support Higher Rent, but Not Always Higher Yield
Recent rental records show median rents of approximately:
- Two-bedroom: S$4,100 per month.
- Three-bedroom: S$5,500 per month.
- Four-bedroom: S$7,400 per month.
The larger layouts and MRT access may appeal to families and tenants who value convenience. However, a higher monthly rent does not automatically mean a higher yield. The capital invested in a larger apartment is also higher.
The supplied brief notes an apparent yield rebound in the largest unit category, driven partly by very large penthouses. Treat that as a specialised segment rather than assuming every large four-bedroom or penthouse unit offers superior yield.
A small number of exceptionally high rents can materially change the average for a low-volume segment.
4.4 Stars of Kovan: The Compact-Unit Yield Advantage
Stars of Kovan’s smaller apartments offer a lower entry quantum and generally higher rent per square foot.
Recent rental listings and reported transactions suggest:
- One-bedroom rents: Around S$3,000–S$3,300 per month.
- Three-bedroom rents: Around S$4,500–S$4,900 per month.
Individual rents vary.
For an investor, the appeal is straightforward: a relatively small capital commitment can generate meaningful monthly rent.
But there are two important caveats.
First, rental yield should be calculated using the actual purchase price and realistic achievable rent for the unit, not the highest rent advertised.
Second, compact units can face more direct competition from similar apartments in the same development and nearby projects.
Rental conclusion: Stars of Kovan is the strongest starting point for an investor prioritising gross yield. Kovan Melody and Kovan Residences may still make sense for investors who value family tenant demand, but their larger layouts should be assessed carefully for net cash flow.
5. PRICE QUANTUM VERSUS PSF: WHERE THE REAL VALUE GAP APPEARS
A lower PSF does not necessarily mean a lower purchase price. Kovan Melody’s larger units can offer substantially more floor area but require a higher quantum than a compact apartment at Stars of Kovan.
Consider three illustrative purchases using recent project-level median PSF benchmarks. These are mathematical examples, not actual available listings.
At S$1,809 PSF for Kovan Melody, S$1,872 PSF for Kovan Residences and S$1,934 PSF for Stars of Kovan:
506 sq ft:
- Kovan Melody: S$915,354
- Kovan Residences: S$947,232
- Stars of Kovan: S$978,604
743 sq ft:
- Kovan Melody: S$1,343,127
- Kovan Residences: S$1,390,896
- Stars of Kovan: S$1,437,562
1,227 sq ft:
- Kovan Melody: S$2,219,643
- Kovan Residences: S$2,296,944
- Stars of Kovan: S$2,373,018
1,410 sq ft:
- Kovan Melody: S$2,550,690
- Kovan Residences: S$2,639,520
- Stars of Kovan: S$2,726,940
The comparison is purely arithmetic. In reality, Kovan Melody and Kovan Residences have different unit-size distributions from Stars of Kovan, so a 506 sq ft unit may not be available in those projects. The larger sizes may not exist in Stars of Kovan’s standard apartment mix.
The exercise nevertheless illustrates the pricing effect.
At the three project medians, the difference between Kovan Melody and Stars of Kovan is approximately S$125 PSF. On a hypothetical 1,410 sq ft unit, that would imply a difference of roughly S$176,250.
But the actual choice is not between identical units. It is between different layouts, building ages, facilities and tenant profiles.
My Quantum Framework
For first-time investors: Prioritise total capital required, cash flow and the ability to withstand vacancy.
For family upgraders: Prioritise usable space, layout efficiency and the total price of the actual unit.
For long-term capital-growth buyers: Prioritise entry price relative to comparable sales, future buyer affordability and exit liquidity.
A buyer should not pay a premium for space that does not serve their household, just as an investor should not pay a premium for modern facilities that do not improve rental income or resale demand enough to justify the cost.
6. LOCATION AND MRT ACCESS: HOW MUCH IS THE WALKING DISTANCE WORTH?
All three developments benefit from the Kovan enclave and the North-East Line. However, their exact walking routes and distances differ.
Kovan Residences is commonly reported at roughly 100–170 metres from Kovan MRT, depending on the mapping method and entrance used.
Kovan Melody is also close, at around 200–230 metres.
Stars of Kovan is within walking distance, with sources commonly placing it around 290 metres away.
The exact route should be checked in person. A straight-line distance is not necessarily the same as a convenient pedestrian route.
Kovan Residences: Strongest on Immediate MRT Proximity
Its very short walk to the station is a genuine advantage for commuters and tenants who place a high value on public transport convenience.
That can support resale demand, but the market may already recognise the benefit in the price. Buyers should not pay an additional premium without checking whether comparable transactions support it.
Kovan Melody: Close Enough to Compete
Kovan Melody is also near the MRT, so its older age does not eliminate the location advantage.
Its larger unit layouts may appeal to buyers who prefer a more spacious home while retaining convenient rail access.
Stars of Kovan: Mixed-Use Convenience
Stars of Kovan combines residential apartments with shops at the podium. This may appeal to tenants and owner-occupiers who appreciate immediate access to retail and food options.
The trade-off is that some buyers may prefer a residential environment with less commercial activity at the doorstep.
Location verdict: Kovan Residences has a slight advantage on reported proximity to the station. The difference should be evaluated in the context of actual walking routes, unit pricing and the buyer’s daily needs, not treated as an automatic guarantee of stronger appreciation.
7. LAYOUT AND LIVEABILITY: THE BIGGEST DIFFERENCE BETWEEN THE ASSETS
Kovan Melody: Traditional Family Functionality
The supplied research highlights wet/dry kitchen arrangements, utility or helper’s rooms, larger bedrooms and separate family areas in selected layouts.
These features can be particularly useful for multigenerational households, families who cook frequently and buyers who need storage or a dedicated utility space.
The trade-off is the older design language and the possibility that certain spaces may require renovation to suit contemporary preferences.
Kovan Residences: A Wider Range of Family-Sized Options
Kovan Residences offers a mix of conventional family layouts and unusually large apartments or penthouses.
That creates flexibility, but it also means project-level PSF averages can be misleading. A standard three-bedroom apartment and an exceptionally large penthouse may have very different buyer pools and yield characteristics.
Buyers should verify the exact floor plan, usable configuration, maintenance fees and renovation condition of the unit being considered.
Stars of Kovan: Efficient Space, Smaller Layouts
The standard apartment mix is weighted toward smaller units, with:
- One-bedroom apartments around 506–517 sq ft.
- Two-bedroom units around 732–807 sq ft.
- Three-bedroom units around 947–1,023 sq ft.
This layout profile supports a lower purchase quantum and can be suitable for singles, couples and smaller tenant households.
The compromise is that families who value large bedrooms, generous dining areas or a dedicated utility room may find the layouts restrictive compared with older family-oriented projects.
Unit Selection Checklist
Before making an offer, assess:
- Usable layout: Can the rooms accommodate the intended furniture and daily activities?
- Orientation: How much afternoon sun, road noise or overlooking does the unit receive?
- Floor and view: Is the premium justified by the actual view and privacy?
- Renovation condition: Will the purchase require significant additional capital?
- Maintenance fees: Are the ongoing costs reasonable relative to the unit’s size and facilities?
- Future resale audience: Will the next buyer be able to afford the total quantum?
The strongest unit is not necessarily the one with the highest floor or most impressive view. It is the one whose price, layout and future buyer appeal work together.
8. LEASEHOLD ANALYSIS: WHAT CHANGES OVER THE NEXT 10 TO 20 YEARS?
The lease commencement dates create a meaningful difference in long-term tenure.
Approximate remaining lease terms:
Kovan Melody:
- 2026: 77 years
- 2036: 67 years
- 2046: 57 years
Kovan Residences:
- 2026: 80 years
- 2036: 70 years
- 2046: 60 years
Stars of Kovan:
- 2026: 88 years
- 2036: 78 years
- 2046: 68 years
These are approximate calendar-year calculations. The precise unexpired lease depends on the actual lease commencement date and the date of valuation.
Why the Difference Matters
Kovan Melody’s earlier lease commencement is a long-term consideration. A buyer planning to hold until 2046 would be holding a property with approximately 57 years remaining, assuming no change to the lease.
That does not mean the property becomes unsaleable or that its value must fall. It means the future buyer’s financing, CPF eligibility and perceived remaining useful life may become more important to the exit strategy.
For Kovan Residences, the approximate 60-year remaining lease by 2046 also deserves attention. Stars of Kovan would retain a longer lease, around 68 years, under the same simplified calculation.
CPF and Bank Financing: Avoid Treating 60 Years as a Universal Cliff
CPF usage depends on whether the remaining lease can cover the youngest buyer to age 95, alongside applicable rules. When a property has fewer than 60 years remaining, CPF usage is subject to additional restrictions.
Bank loan quantum and tenure depend on the applicable rules, lender policies and the borrower’s circumstances. A property crossing 60 years of remaining lease does not mean that every future buyer automatically faces the same loan restriction.
Before purchase, buyers should verify the current rules with CPF and their lender.
Practical Holding-Period Guidance
Five-year horizon: Entry price and resale conditions are likely to matter more than modest differences in lease decay.
Ten-year horizon: Unit condition, maintenance and future competition become increasingly relevant.
Twenty-year horizon: Lease profile and the size of the future buyer pool deserve much greater weight, particularly for Kovan Melody.
Leasehold verdict: Stars of Kovan has the strongest tenure position. Kovan Residences offers a middle ground. Kovan Melody’s remaining lease is not an immediate reason to reject it, but it should be reflected in the entry price and intended exit horizon.
9. THE STARS OF KOVAN RETAIL PODIUM: AN IMPORTANT RISK TO MONITOR
Stars of Kovan has a mixed-use configuration with residential apartments above a retail podium.
In April 2026, Fortune REIT reportedly launched a sale process for a portfolio comprising 36 strata retail units and the basement car park with 80 lots. The portfolio was valued at S$95 million as of December 2025.
The sale process is a material development to monitor, but its launch is not proof that residential owners will experience negative consequences.
Potential Risks
Retail tenant mix: Changes in ownership could lead to changes in the mix of shops. The actual effect depends on the eventual operator, leases and tenant strategy.
Noise and activity: Commercial activity can increase foot traffic, deliveries and operating noise. The impact depends on the location of the residential stack and the shop’s use.
Car park management: A change in ownership may lead to changes in commercial parking arrangements. Residential owners should check the strata by-laws, parking rights and management arrangements rather than assume residential access will be reduced.
Management coordination: Mixed-use developments require clear coordination between residential and commercial management. Shared facilities, security, cleaning and maintenance responsibilities should be understood.
Potential Upside
A new owner could also invest in the retail mix, improve occupancy or reposition the podium in a way that strengthens the commercial environment.
What Should a Buyer Do?
Before purchasing at Stars of Kovan, request the relevant management information and verify:
- The current status of the retail and car park sale process.
- The applicable strata and management arrangements.
- Whether residential parking rights are affected.
- The current retail tenant mix and operating hours.
- Any material disputes or additional costs disclosed by the management corporation.
My view: This is a due-diligence issue, not a reason by itself to dismiss Stars of Kovan. The eventual outcome depends on the transaction and management arrangements.
10. DIRECT GAP ANALYSIS: WHICH DEVELOPMENT IS RELATIVELY BETTER VALUE?
10.1 Headline Price Gap
Using indicative recent median PSF benchmarks of S$1,809 for Kovan Melody, S$1,872 for Kovan Residences and S$1,934 for Stars of Kovan:
Kovan Residences versus Kovan Melody:
- PSF gap: S$63
- Approximate premium: 3.5%
Stars of Kovan versus Kovan Melody:
- PSF gap: S$125
- Approximate premium: 6.9%
Stars of Kovan versus Kovan Residences:
- PSF gap: S$62
- Approximate premium: 3.3%
These are comparisons of recent project-level medians, not matched-unit valuations.
The gap between Kovan Melody and Kovan Residences is relatively narrow on a PSF basis. A buyer may therefore find that the difference in actual layout, condition and MRT walking route is more important than the headline PSF gap.
Stars of Kovan’s premium is partly influenced by its newer age and smaller unit mix. It should not be interpreted as a pure measure of superior investment quality.
10.2 Gap Analysis by Investment Factor
Kovan Melody:
- Lowest headline PSF.
- Strong larger family layouts.
- Strong owner-occupier appeal.
- Shortest remaining lease.
- Best fit for space-conscious buyers.
Kovan Residences:
- Strong reported MRT proximity.
- Large family layouts and wider unit-size selection.
- Middle position on PSF.
- Balanced owner-occupier and investment proposition.
Stars of Kovan:
- Newest building.
- Longest remaining lease.
- Stronger compact-unit rental potential.
- Higher headline PSF.
- Mixed-use retail and car park due diligence required.
10.3 What the Gap Analysis Really Means
Kovan Melody’s potential value gap is the space it provides relative to its lower PSF. Buyers who actually need the additional space may obtain a better functional home for the money. The value is less compelling if the extra space is unnecessary or expensive to renovate.
Kovan Residences’ potential value gap is the combination of strong MRT access and family-sized layouts at a PSF only modestly above Kovan Melody’s recent median. The buyer must determine whether the specific unit’s condition and attributes justify the extra quantum.
Stars of Kovan’s potential value gap is the combination of newer age, compact-unit affordability and rental efficiency. Buyers are paying a higher PSF, but may be committing less total capital than they would for a large family unit.
The most important conclusion is that there is no universal winner on PSF alone. Each project provides a different bundle of attributes, and the right choice depends on the buyer’s capital, use case and holding period.
11. ENTRY-PRICE STRATEGY: HOW I WOULD SCREEN POTENTIAL PURCHASES
The following ranges are preliminary screening bands based on recent project medians. They are not formal valuations and should not replace comparable-unit analysis.
KOVAN MELODY
- Potentially attractive screening zone: Below S$1,750 PSF.
- Selective zone: S$1,750–S$1,850 PSF.
- Premium zone: Above S$1,850 PSF.
KOVAN RESIDENCES
- Potentially attractive screening zone: Below S$1,800 PSF.
- Selective zone: S$1,800–S$1,925 PSF.
- Premium zone: Above S$1,925 PSF.
STARS OF KOVAN
- Potentially attractive screening zone: Below S$1,850 PSF.
- Selective zone: S$1,850–S$2,000 PSF.
- Premium zone: Above S$2,000 PSF.
These ranges are not a statement that every unit below the first threshold is a bargain. A low price can reflect poor orientation, noise, an awkward layout, condition problems or other disadvantages.
Similarly, a unit above the premium threshold may still be worth considering if it has unusually strong attributes and recent comparable transactions support the price.
The Rule I Would Apply
Before making an offer, compare at least three recent transactions with similar:
- Unit size and bedroom configuration.
- Floor range and orientation.
- View, privacy and noise exposure.
- Renovation condition.
- Purchase quantum.
- Lease remaining and transaction date.
For Kovan Melody, pay particular attention to layout and lease remaining.
For Kovan Residences, check whether the MRT and unit-specific advantages justify the price premium.
For Stars of Kovan, focus on actual rental performance, tenant demand and the mixed-use management arrangements.
12. FUTURE PRICE SCENARIOS: WHAT COULD THE NUMBERS LOOK LIKE IN FIVE TO TEN YEARS?
A useful way to assess a purchase is to calculate what different annual growth rates would imply.
The following scenarios start from the indicative recent median PSF for each development and apply hypothetical annual compound growth rates. These are mathematical scenarios, not predictions.
Kovan Melody: Starting at S$1,809 PSF
Annual growth of 0%:

Annual growth of 0%:
- After 5 years: S$1,872 PSF
- After 8 years: S$1,872 PSF
- After 10 years: S$1,872 PSF
Annual growth of 2%:
- After 5 years: Approximately S$2,067 PSF
- After 8 years: Approximately S$2,190 PSF

How I Would Use These Scenarios
First, test whether the investment remains manageable under 0%, 2% and 3% annual appreciation.
Then ask whether the projected exit PSF is plausible relative to future competing developments, the remaining lease and the likely buyer’s affordability.
A property should not be purchased solely because a high-growth scenario produces an attractive number.
The entry price is within your control. Future market growth is not.
13. HOLDING PERIOD AND EXIT STRATEGY
Kovan Melody
The strongest case is a buyer who needs the space and can hold for a meaningful period without relying on a rapid resale.
For a family planning to occupy the property, the layout may provide real lifestyle value. For an investor, the key issue is whether the rent adequately compensates for the larger capital and older lease profile.
A 15- to 20-year holding strategy needs a deliberate leasehold exit plan.
Kovan Residences
This is the most balanced candidate for buyers who value MRT proximity, larger layouts and an established resale market.
It can suit an owner-occupier as well as a capital-growth investor, provided the price is justified by comparable transactions.
The exit strategy should consider whether the buyer’s next purchaser will pay a premium for the same location and layout as the development ages.
Stars of Kovan
Stars of Kovan may be more appropriate for an investor seeking a smaller entry quantum and stronger gross yield.
Its newer age and longer remaining lease are useful advantages. However, a higher PSF and smaller layouts mean that the investor must be disciplined about purchase price, tenant turnover and net cash flow.
The mixed-use retail arrangement should be checked as part of due diligence.
My Holding-Period Rule
Short hold: Avoid relying on appreciation alone. Transaction costs and resale timing can dominate the result.
Five to ten years: Focus on entry price, rent, unit quality and the future buyer pool.
Ten to twenty years: Include lease decay, maintenance, future competition and exit liquidity in the investment case.
14. KEY RISKS THAT BUYERS SHOULD NOT IGNORE
RISK 1: TREATING RECENT MEDIAN PSF AS A VALUATION
The median describes a set of transactions. It does not establish what a specific unit is worth.
RISK 2: OVERSTATING HISTORICAL CAPITAL GROWTH
The supplied 46%, 61% and 17% five-year growth figures should not be used as a direct ranking until the dates, methodology and unit mix are matched.
RISK 3: CONFUSING GROSS YIELD WITH NET INCOME
Gross rental yield excludes maintenance, property tax, vacancy, repairs, leasing fees and financing. The actual cash return can be materially lower.
RISK 4: IGNORING LEASEHOLD AGE
Kovan Melody has the shortest remaining lease of the three. This becomes more relevant as the intended holding period lengthens.
RISK 5: OVERPAYING FOR MRT PROXIMITY
Kovan Residences’ short walk to the station is an advantage, but the market may already reflect it in the price.
RISK 6: UNDERESTIMATING MIXED-USE RISKS
Stars of Kovan’s retail podium and car park introduce management considerations that do not apply in the same way to a conventional residential-only condominium.
RISK 7: COMPARING DIFFERENT UNIT SIZES AS IF THEY WERE EQUIVALENT
Smaller units often command higher PSF. A lower PSF for a large unit does not necessarily indicate better resale prospects.
RISK 8: RELYING ON OPTIMISTIC FUTURE APPRECIATION
If a purchase only makes sense at 5% annual appreciation, it may have too little margin for error.
15. BUYER SUITABILITY: WHICH PROJECT FITS WHICH BUYER?
Large family upgrading:
- First project to investigate: Kovan Melody.
- Why: Large layouts and family functionality.
- Main caution: Lease remaining, condition and total quantum.
Family prioritising MRT convenience:
- First project to investigate: Kovan Residences.
- Why: Very short reported MRT walk and large layouts.
- Main caution: Price premium and future resale competition.
Investor prioritising rental yield:
- First project to investigate: Stars of Kovan.
- Why: Compact units and potentially stronger gross yield.
- Main caution: Net yield, tenant turnover and mixed-use due diligence.
Buyer seeking lower PSF:
- First project to investigate: Kovan Melody.
- Why: Lowest recent headline median PSF.
- Main caution: Lower PSF does not automatically mean undervaluation.
Buyer wanting newer construction:
- First project to investigate: Stars of Kovan.
- Why: Newest residential development among the three.
- Main caution: Higher PSF and smaller standard layouts.
Long-term hold of 15–20 years:
- First project to investigate: Depends on entry price and use case.
- Why: All three may be considered.
- Main caution: Lease profile becomes increasingly important.
16. THE M INVESTMENT SCORECARD
This is a qualitative investment assessment based on current market evidence, project characteristics and different buyer profiles. It is not a formal valuation or prediction of future returns.
KOVAN MELODY
- Location and MRT convenience: 7.5/10
- Layout and family liveability: 9.0/10
- Entry PSF value: 8.5/10
- Rental yield potential: 6.5/10
- Remaining lease: 6.5/10
- Building age: 6.5/10
- Resale liquidity: 8.0/10
- Long-term exit considerations: 6.5/10
- Overall qualitative score: 7.7/10
KOVAN RESIDENCES

- Rental yield potential: 6.5/10
- Remaining lease: 7.5/10

STARS OF KOVAN
- Location and MRT convenience: 8.0/10
- Layout and family liveability: 6.5/10
- Entry PSF value: 7.0/10
- Rental yield potential: 8.5/10
- Remaining lease: 9.0/10
- Building age: 9.0/10
- Resale liquidity: 7.5/10
- Long-term exit considerations: 8.0/10
- Overall qualitative score: 7.9/10
The overall scores are rounded judgement calls, not a simple average of the rows. The scoring weights different factors according to the broad investment profile of each development. Different buyer priorities can change the ranking.
How to Read the Scorecard
Kovan Melody: Best aligned with space-conscious owner-occupiers who value functional family layouts and can manage the older lease profile.
Kovan Residences: The most balanced proposition for a family buyer who places a premium on MRT access and wants a larger apartment.
Stars of Kovan: Best aligned with investors who value compact-unit rental efficiency and a longer remaining lease, provided the entry price and net yield work.
The small differences in overall scores should not be interpreted as a statistically meaningful ranking. The more useful result is the difference in strengths and weaknesses.
17. FINAL VERDICT: WHICH KOVAN CONDO WOULD I CHOOSE?
There is no single best development for every buyer. The decision should begin with the investment objective, not the project name.
If I Were Buying for My Own Family
I would shortlist Kovan Melody and Kovan Residences first.
Kovan Melody offers the stronger space-per-dollar argument, especially if the family needs larger bedrooms, utility space and traditional room separation.
Kovan Residences may justify a premium for buyers who value the very short walk to Kovan MRT and want to combine family living with transport convenience.
I would choose between them only after comparing actual layouts, condition, facing and recent transactions for similar units.
If I Were Buying Primarily for Rental Income
I would investigate Stars of Kovan first.
Its compact units can provide a lower capital entry point and stronger gross yield potential. But I would calculate the yield from the actual achievable rent and negotiated purchase price, then deduct realistic operating expenses and vacancy.
I would also complete due diligence on the retail podium, parking rights and management arrangements.
If I Were Buying for Long-Term Capital Growth
I would not automatically choose the development with the highest historical growth statistic.
I would focus on the specific unit’s entry price, future buyer affordability, tenure remaining and competitive position against newer projects.
Kovan Residences has an appealing combination of MRT access and family layouts. Kovan Melody may offer a better margin of safety when a suitable unit is priced attractively. Stars of Kovan has the advantage of a newer building and longer lease, but its premium needs to be justified by the unit’s income and resale appeal.
My Final Ranking by Objective
Large family own-stay: Kovan Melody, followed by Kovan Residences.
MRT-oriented family living: Kovan Residences, followed by Kovan Melody.
Gross rental yield: Stars of Kovan, followed by Kovan Residences depending on the unit.
Newer building and longer lease: Stars of Kovan, followed by Kovan Residences.
Space per dollar: Kovan Melody, followed by Kovan Residences.
Long-term holding: Compare all three at the right entry price. There is no automatic winner.
THE M VIEW
Kovan Melody, Kovan Residences and Stars of Kovan each have a credible role in a property portfolio, but for different reasons.
The strongest investment is not necessarily the newest development or the one with the highest PSF. It is the unit bought at a price that leaves enough room for the buyer’s needs, rental economics and future exit.
Before making an offer, verify the latest comparable caveats, current rent evidence, maintenance fees, unit condition and financing assumptions. Those details will often matter more than a small difference in project-level median PSF.
