Cracking the Code of Singapore’s Resale Market: The M Framework

Singapore’s property market has always been a mix of opportunity and uncertainty. Ask any upgrader, investor, or seller — the resale market is filled with noise, emotions, and conflicting advice.

  • One agent says “Buy now, prices will keep rising.”
  • Another says “Wait for the market to cool.”
  • Family and friends chip in with their own “proven” strategies.

No wonder so many buyers and sellers feel overwhelmed.

But what if there was a way to strip out the guesswork? What if you could evaluate a property with the clarity of a framework — one that works no matter which way the market swings?

That’s exactly what we explored in our latest podcast episode of The Deep Dive, where we unpacked The M Framework.

🎯 Why the M Framework?

The M Framework was developed to help both buyers and sellers make objective property decisions. It distills the property journey into three core pillars:

  1. Quality — from the unit’s layout to the project’s land size and even the neighborhood’s livability.
  2. Entry Price — assessing not just the $PSF, but the quantum, rental yield benchmarks, and historical trends.
  3. Exit Strategy — identifying who your future buyer will be, the competition you’ll face, and whether your property has long-term demand.

Instead of relying on emotions or hype, the M Framework evaluates real estate through a structured, evidence-based approach.

🏗️ Pillar 1: Quality — Micro to Macro

Property quality isn’t just about glossy brochures or showroom finishes.

  • Micro Quality (Unit Level): Efficient layouts, usable space, enclosed kitchens, and avoiding deal-breakers like west sun exposure or noisy expressways. Example: The Minton, a 1216 sq ft three-bedder, ticked all the right boxes — enclosed kitchen, yard, efficient layout. Result? $240K profit in just 3 years and 5 months.
  • Mid-Macro Quality (Project Level): Land size over 50,000 sq ft, reputable developers, resort-style facilities, and reasonable density. Projects with sufficient scale create stronger resale benchmarks.
  • Macro Quality (Neighborhood Level): Accessibility, amenities, schools, retail, and signs of long-term urban renewal. While MRT access helps, livability factors like community, greenery, and convenience often matter more.

💰 Pillar 2: Entry Price — Getting It Right

Everyone wants a “good deal,” but many confuse cheap with value.

The M Framework evaluates entry price using:

  • $PSF vs Market Comparables
  • Total Quantum vs Bedroom Type
  • Rental Yield Benchmark (3% rule)
  • Leasehold vs Freehold Adjustments
  • Historical Price Trends

Example:

  • The Minton’s 2018 entry price of $1,028 PSF was well-positioned — a fair value for its quality.
  • Cambio Suites, however, was overpriced given its weak layouts and small land plot. Result? Consistently unprofitable resales.

Low price doesn’t always mean value — especially if poor livability makes the property undesirable in the future.

🚪 Pillar 3: Exit Strategy — Planning from Day One

The biggest mistake buyers make? Focusing only on today’s purchase, not tomorrow’s exit.

The M Framework asks:

  • Who will buy this from me later?
  • How much supply will I compete with?
  • Does the property type have natural demand?
  • Freehold in a 99-year neighborhood (or vice versa) — is there a clear advantage?

Case in point:

  • The Minton benefitted from low competition and strong family appeal.
  • Cambio Suites had weak exit potential due to poor design and lack of appeal.
  • Ardmore Park proves the power of long-term livability — even after 20+ years, it remains one of Singapore’s most desirable addresses.

🔑 Key Takeaway

The M Framework transforms how you evaluate real estate.

Instead of gambling on hype or “gut feel,” you can:

  • Buy with confidence, knowing you’re paying fair value.
  • Sell with clarity, understanding your property’s objective position.
  • Invest strategically, with a clear exit in mind.

It’s about seeing beyond the immediate transaction — and planning for the entire life cycle of your property.
