🎙️ Just dropped a new episode of The Deep Dive podcast—where we take apart industry narratives and extract the truth behind property decisions that really matter.
And this one’s for anyone currently stuck on this question:
“Should I go for a brand-new launch condo… or buy a resale property?”
It sounds simple—but the reality is far more layered. Because this choice doesn’t just affect what your next home looks like. It impacts:
- Your monthly cash flow
- Your future returns
- Your renovation budget
- Even your lifestyle flexibility over the next 3–5 years
In this episode, we tackled all that—and more—with hard truths, expert insights, and some surprising numbers.
Here’s a breakdown of what we uncovered. 👇
🔹 MYTH 1: “Buy New, Be the Original Owner = Best Returns” This common sales pitch says new launch buyers are “like the original owners” in older resale condos—who bought low and profited big.
The catch? Most resale units have changed hands multiple times. The current owner likely didn’t buy at $900 PSF in 2013—they may have paid close to current market value. So there’s no pressure for them to “sell low.”
Meanwhile, new launch buyers aren’t always getting floor prices either. Developers implement tiered pricing—so depending on when you buy or which stack you choose, you might be paying a premium over early birds.
🔹 MYTH 2: “Guaranteed Appreciation After TOP” This one’s based on the belief that developers increase prices steadily as construction progresses, and that land prices always go up.
The truth? Developers often drop prices during the final sales push to avoid ABSD penalties. GLS land prices also fluctuate. Case in point: the Zion Road site was bid at ~$1,200 psf ppr—significantly lower than the expected $1,400–1,700 psf.
Moral of the story? Appreciation is not automatic, especially if the broader market doesn’t support the price trend.
🔹 MYTH 3: “Progressive Payment Scheme = Big Interest Savings” New launches let you pay your mortgage in stages as construction progresses. Sounds great, right?
But here’s what’s often left out: No rental income for 3–5 years during construction.
Imagine forgoing $4,000/month in rent over 4 years—that’s ~$200,000 in potential income lost.
So yes, you save on interest… But you lose out on earning. That’s the hidden opportunity cost many buyers don’t calculate.
🏘️ Resale Property: Misunderstood or Undervalued?
Now, let’s talk resale. People often shy away due to the fear of high renovation costs or “wasted space.”
But is that always true?
🔧 Renovation costs? There’s no universal proof resale costs more. In fact, it depends on:
- The unit’s condition
- Whether you need to hack
- Your willingness to work with what’s already there
Average reno cost for a 4-room HDB is ~$45K–50K. Condos may cost more due to MCST rules, but again—totally case-dependent.
And if you like the existing ID, you could save a small fortune by avoiding hacking, using overlays, and skipping unnecessary replacements.
📐 What about “wasted space”?
New launch advocates often say resale condos are less efficient—too many corridors, too-large balconies.
But efficiency is subjective.
Some buyers love enclosed kitchens, proper dining rooms, or entry foyers. Others hate dumbbell layouts that open directly into the living room. In fact, many “efficient” new builds include planter boxes and bay windows that count toward PSF but aren’t truly usable.
⏱️ And here’s a game-changer: Time. Resale means you can move in fast—or rent out quickly—stopping your current rental bleeding and improving your cash flow immediately.
New launches? You wait 3–5 years for keys. Then begin your renovation.
🎯 So what really matters when buying property? Hint: It’s not just whether it’s new or resale.
We introduced a powerful evaluation framework in the episode called MOAT—a simple yet comprehensive way to assess any property’s fundamentals:
🔹 M – Market: Location, MRT, schools, demand.
🔹 O – Outlook: Future catalysts—upcoming infrastructure, URA plans.
🔹 A – Attributes: Layout, floor, views, facilities, developer reputation.
🔹 T – Timing: Where are we in the cycle? Are interest rates rising? What’s upcoming supply like?
Use MOAT to move beyond glossy brochures. It helps you think clearly, compare strategically, and buy confidently.
📉 A surprising stat from our sources: Over a 5-year horizon, resale condos saw an average 91% capital appreciation, compared to 89.8% for new launches. That’s virtually identical.
So if you’re still asking “Which is better—new or resale?” The answer is: It depends.
Depends on the project. Depends on the timing. Depends on you.
